The Maintenance Trades Supervisor is responsible for oversight and assigning, coordinating and tracking employee work assignments, reviewing work orders, monitoring the safety and well-being of employees, training and mentoring employees, and recording work order completion. This person may perform facility maintenance functi ons while teaching trade work.

Facility Maintenance functions will include maintenance of equipment and buildings requiring practical skill and knowledge in such trades as painting, drywall, carpentry, plumbing, masonry, HVAC, and electrical work. Facilities Maintenance is responsible for various elements, including: replacement of mechanical items, installation of fixtures, and motors, using plaster or drywall to patch holes and cracks or in placing new structure, repairing or replacing sinks, water coolers, toilets, painting structures and equipment; repairing or replacing concrete floors, steps, and sidewalks, replacing damaged paneling and floor tiles, hanging doors and installing door locks, replacing broken window panes, and performing general maintenance on equipment and machinery.

* Coordinate work tasks and other duties of General Maintenance Workers/Maintenance Trades Workers.

* Act as the primary point of contact for issues regarding safety, job duties and building locations.

* Assign work orders through Maximo.

* Keep track of personnel and work schedule to ensure work is completed on time.

* Update site manager on status of team when requested.

* Responds to customer inquiries, complaints and Quality Control follow-up actions.

* Train employees on job tasks and assignments to ensure complete understanding of work assigned.

* Monitor employee performance to ensure efficient use of time and priorities of work tasks.

* Operating hand tools, such as wrenches to join or fasten equipment and/or materials, to perform simple tasks of a trade.

* Communicates and interacts directly with the customer, informing the customer of unexpected or additional repairs and determining customer needs.

* Coach, mentor and resolve employee concerns in a respectful and mutually beneficial manner.

* Ensure the Maintenance crews documentation is turned in a timely manner

* Ensures safety procedures are practiced and strives to maintain an accident-free environment.

* Ensure company rules, regulations and policies are followed by all employees supervised.

* Oversee a variety of general maintenance on various facilities including painting, replacing windows, changing door fixtures, repairing interior flooring & walls, exterior siding and roofing.

* Oversee general maintenance technicians in performing various electrical, carpentry, plumbing and masonry requirements.

* Ensures completed work meets quality control standards and coordinate with the Quality Control Manager.

* Will demonstrate best practices while performing general maintenance tasks.

* Drive for parts pick up and drop off.

* Responsible for Maintenance Shop clean-up.

* Must exercise good judgment, flexibility, creativity, and sensitivity in response to changing situations and needs and safety procedures.

* Establish, maintain and foster positive and harmonious working relationships with those contacted in the course of daily work.

* Must be able to read and understand the intent of the scope of work orders.

* Responsible for ensuring all employees/technicians perform work in a safe and respectful manner.

* Communicating with customers – always be courteous and communicate in a professional manner when talking with customers.

* Must be knowledgeable of the regulations on hazardous material, hazardous waste, and the right to know information sheets.

* Possess knowledge of handling emergency of hazardous waste spills.

* Maintain professionalism in both appearance and demeanor.


* Minimum 5 years’ experience in related field.

* Ability to understand and carry out verbal and written instructions.

* Needs to be able to work under supervision to provide labor required to complete task required in the performance of the contract.

* Reading and understanding contract requirements and maps.

* Demonstrate ability to multi-task throughout work day, with constant interruptions.

* Ability to work in a variety of different environments, including inclement weather and high places.

* Must be able to communicate with others in a courteous and helpful way.

* Must have good manual dexterity, eye-hand coordination, physical fitness, and a good sense of balance.

* May be required to pass a medical evaluation and respiratory fit test.

Security Requirements:

Must be able to obtain and maintain Fort Riley installation clearance.

Driving Requirements:

Valid state driver license required. Must be able to obtain and maintain coverage by Skookum’s insurance company.
